Project Overview
Veitchi Interiors were contracted by Re-Group Construction Limited to add a two-storey rooftop extension using a Steel Framing System (SFS) to an existing B-listed building on Maritime Street, Edinburgh. The aim was to repurpose this historical building from office space to residential use, creating 22 modern flats. This transformation also involved developing associated infrastructure, including landscaping and cycle parking, to enhance functionality and resident amenities.
Challenges and Solutions
- Structural Demands
- The rooftop extension utilized robust 300mm SFS members, each spanning 6 meters. Given their substantial weight and size, handling these materials required careful coordination to ensure safe and efficient installation.
- Despite using large SFS studs, certain parts of the structure necessitated closer stud spacing and back-to-back stud configuration to meet specific load requirements and achieve desired structural integrity.
- To ensure stability and soundproofing, each level’s floor joints were lined with plywood, enhancing both the structure’s durability and acoustic performance.
- Site Constraints
- Maritime Street’s narrow layout presented logistical challenges, particularly in terms of access for material deliveries and construction equipment.
- The restricted access required meticulous planning for just-in-time deliveries and careful scheduling to minimize traffic disruptions and ensure safety for both workers and the public.
Outcome
The project successfully delivered a high-quality residential conversion that blended modern construction techniques with respect for the building’s historical significance. Despite the challenging conditions and structural complexities, the project met Re-Group’s objectives, providing valuable residential spaces within a historically sensitive area in Edinburgh.
